Optimization of housing finance

This thesis deals with the possibilities of financing their own housing. The theoretical part will explain the basic concepts of housing finance. The work is described in the financing of legal entities and individuals. A separate chapter is devoted to mortgage loans. A separate chapter is devoted to building savings, which is more often used variant of housing finance. The practical part will be finding funding options to purchase their own home. Self housing will work in this particular object that will be compiled as part of the work and budget. On the basis of specific conditions, will be offered by banks mortgage loans. At the conclusion of the chosen optimal financing plan.
An assessment of the financial effectiveness in purchase of own flat as possible alternatives of housing

The aim of this thesis is the first part to gather theoretical and methodological knowledge about sources of funding in their own home and family planning personal finances. In the second part are then used to build the knowledge model situations three types of funding for each property separately. Produced models are primarily based on a comparison of the total financial cost and burden on the family budget. Consequently, the aim of using these evaluation and based on other findings in the final stage to propose recommendations that option purchase their own property will be best for the family.
Differences in Real Estate Financing Between Mortgage Bank and Building Savings Bank

This thesis is focused on the evaluation of suitable alternatives for funding of own housing for specific model examples of clients and purposes. In the theoretical part there are defined the concepts associated with mortgages and building savings. The theoretical part is focused on the current trend in the market of mortgage financing in the Czech Republic. It also contains a prediction of further developments in the field of loan financing. In the practical part the theory is used for analyzing the offers of financial institutions and there is also selected an appropriate way of financing.
Evaluation of Benefits in Financing Real Estate Purchase

This diploma thesis engages in evalution of benefits in financing of real estate. It deals with comparasion of offered forms in financing of loans, especially mortgage loans and their combinations with another products like building savings and unit trusts for needs of model clients. The outcome of a thesis is a proposal and recommendation of the most advantageous variant for financing of given real estate.

The aim of this work was to compare different offers and for a few cases to compute the value of the APR for several types of loans. I made calculations for the loan from building savings, bridging loan, secured loan and two types of mortgages. At the end of my work, the results are processed, assessed and according to the value of the APR is determined the order of the individual types of loans. The aim is to ensure better awareness, greater insight of the financial market and at the same time to help with deciding in what situation what kind of loan to apply.
Development of building savings product in the Czech Republic

This bachelor thesis deals with development of a building savings product in the Czech Republic. It introduces basic characteristics of the product, describes current market conditions and prognoses for its future development and mentions a former purpose of its establishment, which was housing issues solution. The theoretical part firstly introduces the Building Savings Act and changes that were implemented on it so far. It also describes a building savings contract, conditions for state financial aid, problems related to purposefulness of the product, defines the terminology used in this thesis and describes individual parts of the product and its advantageous conditions. Later it provides a general description of individual building societies and the building savings products offered by them. In the applicative part of the thesis, a current state of the building savings product is presented and future development prognoses for neighbouring countries are demonstrated.
